East Hartford Housing Authority - Miller Gardens Boiler Replacement

This project involved a complete removal and replacement of the existing space and domestic water heating plants. Due to the condition of the existing boilers the replacement took place during the heating season. Aztech and J. Associates worked with the contractor to coordinate phasing and limit downtime to a few hours at a time. The existing fire-tube boilers were replaced with much more efficient direct vent boilers controlled with a reheat schedule to maximize the time that they are at their peak efficiency. During field investigation it was observed that the control valves were all two way thus enhancing the benefits of variable flow control. As such, the existing hydronic circulating pumps were replaced with ones that are controlled by a VFD.

Aztech and J. Associates worked with the successful contractor in value engineering to bring the project costs to within the owner's budget.
